It seemed as if the country was being not only deserted but forgotten. The urban trend, as we have seen, moved on apace. Farms were being deserted or, if cultivated at all, were passing more and more into the hands of renters. The owners were farming by proxy. This meant decreased production and impoverished soil.

"Renters" are very often very poor, and sometimes shiftless no money to spend on anything but the real necessities; sometimes even too poor to send their children to school. One cause for this is that our whole attitude toward labor is wrong. We look upon labor as an uncomfortable experience, which, if we endure with patience, we may hope to outgrow and be able to get away from.

Notwithstanding the fact that only a few years before, the Government had held far more than enough land to have provided every agriculturist with a farm, yet by 1880, a large farm tenant class had already developed. Not less than 1,024,061 of the 4,008,907 farms in the United States were held by renters. One-fourth of all the farms in the United States were cultivated by men who did not own them.

But so sanguine, so reckless of human conditions had their theories made them, that they actually expected that parish rectors, already burdened with over-work and vestry quarrels nay, even that preachers who got their bread by pew-rents, and whose life- long struggle was, therefore, to keep those pews filled, and those renters in good humour should astound the respectable house- owners and ratepayers who sat beneath them by the appalling words: "You, and not the 'Visitation of God, are the cause of epidemics; and of you, now that you are once fairly warned of your responsibility, will your brothers' blood be required."

They employ constantly about fifty persons not members of the community, besides "renters;" who manage some of their farms on shares. The "Principles of the Separatists," which are printed in the first volume of Joseph Baumeler's discourses, were evidently framed in Germany. They consist of twelve articles: "I. It had been held at $100 an acre; but as the estate was in process of settlement, and there was an urgent desire to force a sale, I finally secured it for $71 per acre. The two renters on the farm still had six months of occupancy before their leases expired. Such a stretch and abuse of power would, indeed, not only savor of the assumption of sovereignty, but of arbitrary and oppressive despotism. Whichever of the contending parties has broken the condition of the assignment, the renters have not broken the condition of their leases.
