If farmers will cultivate well, and without waste; if they will so build that their houses will be warm in winter and cool in summer; if they will plant trees and beautify their homes; if they will occupy their leisure in reading, in thinking, in improving their minds and in devising ways and means to make their business profitable and pleasant; if they will live nearer together and cultivate sociability; if they will come together often; if they will have reading rooms and cultivate music; if they will have bath-rooms, ice-houses and good gardens; if their wives can have an easy time; if their sons and daughters can have an opportunity to keep in line with the thoughts and discoveries of the world; if the nights can be taken for sleep and the evenings for enjoyment, everybody will be in love with the fields.

Across the hall was a region with which I was not yet acquainted, though I knew it contained the dining-room, the bath-rooms, the cabin proper, which was in truth a spacious living-room, the captain's quarters, and, undoubtedly, Miss West's quarters. I could hear her humming some air as she bustled about with her unpacking.

But what seemed to please and astonish them most of all were the bath-rooms with their white porcelain tubs, tiled floors, and shining silver knobs, which one had only to turn in order to have hot or cold water, either salt or fresh, in the tub, the basin, or the shower.

They are only two stories high, and in consequence cover a large space, being built around a patio or courtyard. The ground floors are occupied as storehouses, stables, and for porters' lodges. The second story is devoted to the dining halls and sleeping apartments, kitchens, bath-rooms, etc. The bed-rooms have the windows down to the floor, opening on wide balconies, with blinds or shutters.

Bed-rooms open on either side from this hall, and at the back, opening out upon a spacious court-yard or garden filled with gaily coloured flowers or stately palms, is another wide verandah where meals are served. The bath-rooms, kitchen, stables, store-rooms and servants' quarters lie beyond the garden.

The Grand Pump-Room Hotel was a stately building, and the bath-rooms were far beyond anything I had ever seen of that kind. The remains of the old Roman baths, which appear to have been very extensive, are partially exposed. What surprises one all over the Old World is to see how deeply all the old civilizations contrive to get buried. Everybody seems to have lived in the cellar.

And then the dining-room, library, bath-rooms of excellent New Englanders crowning it all; and in the chapel, their telephone! "Take care," I said, "the message will come some day not across space, but across time. Con chi parlo?" Well, say, The White Devil of Italy!

Exercise is largely compulsory, because studious and ambitious students are likely to sacrifice physical for intellectual training. A well-equipped gymnasium is essential for the most thorough physical culture. Bath-rooms, with facilities for plunge and shower baths, are an important adjunct in promoting that healthy condition of the skin which follows from frequent bathing.

The établissement is large and fairly good, but nothing like what one finds in all the Austrian and German baths. When I first go in, coming out of the fresh morning air, I am rather oppressed with the smell of hot air, damp clothing, and many people crowded into little hot bath-rooms. There are terrible little dark closets called cabinets de repos.

"Abrahama White, your aunt, had means, but she always thought she had better ways for her money than putting in bath-rooms to freeze up in winter and run up plumbers' bills. There ain't any bath-room, but there's plenty of good, soft rain-water from the cistern in your pitcher on the wash-stand there, and there's a new cake of soap and plenty of clean towels."
